Not every contractor can handle that aspect of the build. While it’s not standard for luxury home builders, it’s a benefit to have an in-house design team.
When building a home, there are two main milestones: designing and constructing your home. Most are familiar with the “building” part. Your contractor will gather the materials and work from the blueprints to construct your home.
For the “design” part, it covers two aspects: the design of your home’s structure and layout, and the design of the finishes like floors, tile, wall colors, fixtures, and details like furniture and decor. They go hand-in-hand, but on many builds, that could mean many hands.
A homeowner can purchase online blueprints for the desired size and layout of a typical home style.
A homeowner or contractor might partner with a design firm to create the layout and design from the blueprints to the room colors, floors, tile and other finishes.
The third, less common option is to work with a design/build contractor. In this option, the contractor employs floor plan and interior designers to control the build from ideation to completion.

Many contractors and homeowners might agree: if there’s an easier and cheaper way, they’ll choose that route. However, that cheaper, easier version might compromise the expectations you have for the finished home.
It could be as simple as ductwork or light fixture placement, or it could mean a bathtub ends up on the wrong side of the room, a closet size is cut in half, or your master bed doesn’t fit between the bedroom windows.

Our in-house design team collaborates with us on every build, even if you have all the finishes laid out. They communicate directly with the project managers to ensure decisions align with the finished house’s appearance when we hand over the keys.
