Embracing the Closed Floor Plan

Open Floor, No More

As a design and build contractor, we know that design trends come and go, and eventually, return. One of the biggest recent pivots we’ve seen is an embrace of the closed floor plan.

For nearly two decades, the open floor concept has been the preferred layout for homeowners across the country and beyond. Open floor plans made any space seem bigger and suited entertaining effortlessly. It made it easy to keep an eye on the kids in the living space while preparing meals in the kitchen. You could furnish the spaces however you like, not restricted by room size.

For a while now, the open floor plan has been associated with a “modern” look.

But that trend is giving way to a new (old) approach: the closed floor plan. As in your parents’ or grandparents’ time, rooms were compartmentalized, bound by walls to isolate them. Even large homes had many closed-off rooms, whether extra bedrooms, a library or study, or a formal dining room, all serving singular purposes.

Practically speaking, closed floor plans have several key benefits.

  • They block out sound. Anyone with children or who entertains has encountered the open floor plan problem of sound carrying and echoing. Closing off rooms provides a barrier to keep those clashing environments isolated.

  • They’re easier to heat and cool. Maintaining a large space at a consistent temperature can be costly due to the volume. It’s easier to heat and cool smaller spaces, so enclosing your rooms will lower utility costs.

  • They offer privacy. An important but sometimes overlooked aspect of having four walls and a door is that each room can provide privacy that the open floor plan cannot. This is beneficial where loud and quiet activities must coexist.

Beyond practicality, the closed floor plan offers unique style benefits that an open floor cannot achieve.

  • You can add MORE style. Separate rooms allow you to style them more singularly. You can have more colors and textures, and less conventional ideas since you aren’t bound to one color or style throughout your primary space. Here, our designers will implement color drenched walls or pattern blending in walls and floors. The impact of such designs is greater in smaller portions, and you can have more of them.
  • You can add MORE nuance. Detailed trims, custom built-ins, pattern-mixed floors and walls… all more appealing with compartmentalized rooms. Corbelled woodwork details are a popular trend this year, but you can’t execute them as well without room separation.
  • You can add MORE furniture. With more rooms comes the necessity to furnish them. Implementing vintage or antique furniture has been a welcomed trend, but limited by sparse open floor plans. Styling rooms around unique furniture is easier with the closed floor plan.
