Why NOW Is The Time To Build Your Dream Home

If you have a tight budget in mind and you’ve been waiting to get started on the plans to build your dream home, now is the time to get serious.

We are here to offer you a fair warning: material costs are about to rise again, and trends point to continued increases in the near future.

So, if you’re struggling to start your new home plans, let this motivate you: if you’re planning to build a new house soon, it’s going to be a lot more expensive than it is today!

How Do We Know?

We can confidently caution you with this message, because the writing is on the wall (actually, it’s in a lot of emails).

Here is a line from an email we received from a supplier last week:

“Due to recently announced price increases from our product manufacturers, we…are informing our U.S. customers that increases on a range of products [are coming next month]…”

This is just one example of letters we’ve received already this year, and it applies to many building materials like drywall, metal framing, fiberglass insulation, concrete and masonry products, interior finishes, tools, and more.

We’re Looking At Significant Price Increases

Price increases are ranging anywhere from 5% to 20% (!) in some cases, which means generally, building the exact house you want today is going to be much more expensive just months from now. The exact same house!

According to JLL’s 2025 U.S. Construction Outlook, materials prices are set to rise. Thankfully, nothing is reaching 2022 levels, but there is a significant increase across the board after a stagnant 2024.

Let’s Do Some Math

To put it into numbers, let’s do some back-of-the-napkin math:

For example, let’s say the home you wanted to build in 2024 was $750,000.

Let’s average out the increase, knowing it’s varied.

We will note that drywall is set to increase the most, and the drywall materials for your home are a significant portion of your home’s total cost.

That being said, we’ll estimate your $750,000 home at a 10% material increase (Note: it could be higher!).

A home you could build for $750,000 today will be $825,000 in just a couple of months. For the exact same house.

Lakefront build

At MC Homes, we’ve been building luxury homes for nearly 15 years, so we understand the effects of price fluctuation. That’s why we are giving you a heads up in case you’re waiting for a signal to start your build.

When drastic price increases occur, we try to be proactive. The more we know about upcoming projects, the easier it is to get ahead of the curve and stock up on materials we’ll use soon.
